Day-to-day maintenance
As your managing agents, we can take responsibility for the routine upkeep of the building and communal areas, including:
- Roofs and drainage
- Shared spaces such as hallways, stairways and lifts
- Gardens, grounds and bin stores
- Essential services and safety systems
Minor repairs are usually handled quickly by trusted local contractors from our approved list. Leaseholders can report issues directly to us through our office or online client portal, so problems are logged and dealt with as soon as possible.
Major works and Section 20 consultations
From time to time, significant works become necessary, such as roof renewals, external redecoration or lift replacement. When the cost is more than £250 per flat, the law requires a Section 20 consultation, so leaseholders are informed and can comment before works go ahead.
Works begin only once leaseholders have been consulted and contributions collected. A Section 20 consultation typically takes 3–4 months. In emergencies, where delay would cause serious damage, an application can be made to the First-tier Tribunal to dispense with the consultation requirement.
Planned preventative maintenance
Most leases require leaseholders to contribute towards planned cyclical works, such as periodic redecoration of external elevations or communal areas. These sit outside routine management and are charged separately.
With a planned preventative maintenance (PPM) schedule, we help leaseholders and directors budget for these costs in advance, spreading expenditure evenly and avoiding unexpected large bills.
Why it matters
Keeping on top of everyday repairs and longer-term planning means:
- Your building stays safe, attractive and compliant
- Unexpected issues are reduced through forward planning
- Service charges are used fairly and transparently
- The long-term value of leaseholders’ investments is protected
